An elegant and secluded detached house and gardens dating from c.1930 extending to >2,800 sq ft (including garage) in a ⅓ of an acre with fine views over surrounding countryside.

The property has been significantly renovated and extended by the current owners, who have lived at the property for 25 years, including complete landscaping of the garden which was highly praised during the village's last Open Gardens event in June 2023.  Surrounded by rolling countryside, Orchard Lea offers an ideal base for many country walks, including access into Blenheim Park (through the nearby Combe Gate) and the Roman Villa in North Leigh, whilst being just a 250 metre stroll from the centre of the village.

Combe is a traditional Cotswold village with a vibrant local community including pre-school & primary school, church, Reading Room, The Cock Inn (soon to be refurbished), with a village green, very an active sports ground and pavilion with a children's play area and community hub.  During the year there are numerous well-attended sports and village events, including football and cricket matches, summer village and school fetes, traditional summer cream teas and November fireworks as well as music and cinema nights.  Adjacent to Combe village is the historic Combe Sawmill which is regularly in steam across the year.  There is a regular local bus on the Oxford - Chipping Norton route giving access en route to Woodstock, Charlbury and a range of other local villages.

It is located just 2 miles from the neighbouring village of Long Hanborough which hosts doctors and dental surgeries, pharmacy, 2 pubs (one of which has an excellent restaurant), a hotel, cafe and fish and chip shop as well as a Co-op store and railway station.  Hanborough station links directly to Oxford (10 minutes) and London Paddington (65 minutes), boasting an hourly service with ample parking ideal for commuting.

Combe is 5 miles from the charming historic villages of Charlbury and Woodstock with their wealth of pubs, restaurants and shops, whilst being close to the market towns of Witney (7 miles) and Chipping Norton (12 miles) each offering a cinema, multiple supermarkets, pubs, cafes and restaurants, community hospitals and a variety of shops.  Michelin Guide fine dining can be found nearby (e.g. The Nest at the Feathers in Woodstock, The Bull in Charlbury, Wild at the Bull in Burford and the Nut Tree in Murcott).  Other notable Cotswold attractions include: Estelle Manor (3.5 miles), Soho Farmhouse (13 miles), Diddly Squat Farm (14 miles) and Daylesford (19 miles).

Lastly, for lovers of history and sport, the Unesco World Heritage Site of Blenheim Palace is just a short bus ride away as are the 'Gleaming Spires' of Oxford by bus or train.
